Avoid Transactions on Disputed Spintex Lands – GACL Warns Public
Ghana Airports Company Limited has cautioned the public against engaging in any transaction involving a disputed 16-acre property located along the Spintex Road in Accra, warning that the land remains under active litigation despite a recent High Court ruling in its favour.
In a public notice issued by management, GACL stated that the property, situated adjacent to and opposite Action Chapel International, is allegedly being marketed for sale by Airport Logistics Limited and McDan Shipping Company Limited, both subsidiaries of the McDan Group.
According to GACL, the land remains the subject of ongoing court proceedings and no individual or organisation has the legal authority to sell, lease or transfer any interest in the property while the matter is still pending before the courts.
The company disclosed that the High Court of Ghana delivered judgment in its favour on May 6, 2025, granting GACL the legal right to re-enter and take possession of the disputed land.
However, GACL explained that the McDan Group has since filed an appeal against the ruling, with the matter currently pending before the Court of Appeal of Ghana.
As a result, the company stressed that the case remains sub judice and any attempt to transact business relating to the land could expose prospective buyers and investors to significant legal and financial risks.
GACL consequently advised developers, investors and members of the public to desist from entering into negotiations, making payments or undertaking any commercial arrangements connected to the disputed property until the legal process is fully concluded.
The state-owned airport operator further warned that any individual or entity that proceeds with transactions involving the land would be doing so entirely at their own risk.
According to the company, it will not recognise any third-party interests, ownership claims or developments arising from transactions undertaken during the pendency of the court case.
GACL also indicated that it reserves the right to pursue full legal action to protect its assets and enforce its ownership rights over the disputed property.
The warning comes amid growing concerns over disputed land sales, multiple ownership claims and fraudulent land transactions in parts of Accra, particularly within high-value commercial zones along the Spintex corridor where land values continue to rise rapidly.
Land disputes in the capital have increasingly raised concerns among investors, property developers and prospective landowners over the need for stronger due diligence and legal verification before acquiring landed property.
